Electrical Planning for Renovations in Grimsby

Most renovations in Grimsby, from an addition to a finished basement or a new kitchen, come with new circuits. The time to plan them is before the first wall is opened. The age of the house shapes what that planning turns up, so that is where this guide starts.

What the Age of a Grimsby Home Tells You

In the 2021 census, 4,805 of the 11,395 occupied homes in Grimsby, or 42.2 percent, were completed in 1980 or before. Statistics Canada counts the year a building was finished, so a later remodel does not change which group a house is in. Another 3,995 homes, 35.1 percent, went up from 2001 to 2021.

The Town says many of the historic homes at Grimsby Beach, its wood-frame gingerbread cottages, predate 1945. Opening a wall in a house that old can uncover knob and tube wiring, the method used in homes built before the late 1940s. Houses from roughly 1965 to 1976 are the ones most likely to have aluminum branch circuits.

A newer house seldom hides old wiring, but it may have few spare spaces in the panel, builder-basic lighting and nothing in the garage that could feed an electric vehicle charger.

Why Planning Comes First

Planning before the work starts lets the electrician confirm that the panel can carry the new loads before anything is ordered. It puts the receptacles, switches and lights where the finished room needs them, while the framing is still bare. It also keeps the job within the Ontario Electrical Safety Code. The permit is in place before work starts, and the inspector sees the rough-in while the walls are still open.

If an electric vehicle charger or a hot tub is on the list for later, count it now, because it belongs in the same load calculation.

Our renovation planning tips go through each of these steps in more detail.

Additions, Basements and Kitchens

An addition is often the biggest new load, since every new room needs lighting, receptacles and heating or cooling. It may need a sub-panel of its own.

A basement finish needs pot lights that suit a low ceiling, ground fault circuit interrupter (GFCI) protection near any sink and circuits for the rooms being added, which our basement renovation guide covers step by step.

A kitchen brings dedicated circuits for heavy appliances, GFCI protection for receptacles near the sink and, often, lighting under the cabinets. We wire all three through our lighting and renovation service.

Grimsby Power and the Permit

Grimsby Power Inc. is the Town's electricity distributor. When a renovation includes a new or upgraded service, Grimsby Power starts its review once its Electrical Planning Requirements Form is completed. The electrical permit is a separate thing, and it comes from the Electrical Safety Authority (ESA), not from the Town. On the work we do, we file the ESA permit and book the inspection.

Is a Renovation the Time to Upgrade the Panel?

If the panel is old, already close to its limit or about to take on a large new load, the renovation is a sensible time to do it. The power is already being worked on, and the new circuits get room from the start.

Breakers that trip often and lights that dim when a large appliance starts both point to a panel near capacity, as our guide to the signs you need a panel upgrade explains. Going from a 100 amp service up to 200 amps typically costs $3,500 to $5,500. That price covers the ESA permit and its inspection.

If the panel has room to spare, the renovation can go ahead on the one you have, and the load check before the quote tells you which case you are in. Our panel upgrade service explains what the day involves.
